Big Island Cash Flow Buying Tour Rolls Through Hilo!

This past Saturday, February 25th, Mokuaina Properties and Bridge Real Estate hosted the first 'Big Island Cash Flow Bus Tour'.  We had a group from Oahu and a group from The Big Island.  We had a great time riding around Hilo and Puna in a big Jack's Tour's bus, looking at houses for sale!  I had pre-screened twelve properties and we had a wealth of information available about each of the properties we showed.  Important to point out here that these were not our own listings and so this was not just another way to try to sell our listings.  On the contrary.  None of these were our listings.  Instead, these were listings we found on the MLS that could offer an investor a positive cash flow.  That is, the amount of rent received would be greater than the total monthly expenses for the property, including mortgage, insurance, taxes and normal maintenance.  These properties are being offered at today's deflated real eastate prices, allowing the investor to make money while holding onto real estate that will very likely increase in value in years to come.   

Now that all the planning is over, and the tour has occurred, I can look back and be proud of this first tour.  I believe our investors were impressed with the opportunities we presented and the feedback was great on the Bus trip.  Our tour was well organized and I believe everyone had fun.  But most important, several investors found deals to their liking!  I am writing at least one offer today and have been told that others are coming.   There was general agreement that the tour was very worthwhile so I believe we will do it again very soon!  In the meantime, several of these properties are still available.  So it's not too late to get in on the Cash-flow buying frenzy!  Call me for details on the remaining properties!
